Network Rail is one of the largest land and property owners in the country. The Commercial Property team is responsible for generating sustainable income from the estate for re-investment in our rail infrastructure. The teams diverse portfolio encompasses all non-operational property and its mission is to drive the best possible value from the estate by focusing on ways of creating sustainable income for re-investment in our rail infrastructure.

Brief Vacancy Description

Job Purpose

To manage the retail tenant offer through the delivery of detailed space, product and category strategies for major retail occupiers focusing on income maximisation (through organic growth) and improved customer service delivery.

Detailed External Job Description

Key Accountabilities

1. Drive organic growth from the category and achieve delivery of agreed annual income targets working with the Commercial Manager (Retail) on the key retailer accounts to ensure consistency of approach and outputs.
2. Develop and implement product strategies to improve merchandising, layout, product range, stock availability and retail operations standards to maximise income and improve the customer experience.
3. Monitor the sales and key performance indicators of retailers within the portfolio. Contribute to accurate turnover income forecasting at category, station and retailer level and provide reports to the Business Analyst (Retail) and Estate Manager (Retail) highlighting variations in performance and action plans to mitigate adverse impacts on delivery of the budget.
4. Undertake when requested complex contractual negotiations for rent reviews and lease renewals with current retailers, within the scope of negotiating parameters agreed by the Estate Manager (Retail), such that the company’s rental income base is protected.
5. Develop strong commercial and operational relationships at a senior level with current retailers and their retail operations teams leading to business partnerships that maximise sales. Support the Commercial Manager (Retail) on the key retail accounts.
6. Contribute to the development of individual station action plans and space, product and category management strategies are deliverable and meet or exceed business plan commitments. Contribute to the overall retail strategy as requested by the Commercial Manager (Retail)
7. Develop in conjunction with the Marketing Manager (Retail), end –user marketing strategies to protect existing income streams, drive organic growth and deliver expected returns from investment projects.
8. Develop in conjunction with the National Leasing Manager (Retail) the optimum tenant mix for the recruitment of retailers into vacant and new space in order to maximise rental income and deliver investment returns. Identify with the National Leasing Manager (Retail) new concepts and brands that will enhance the retail experience and meet income targets
9. Manage the property portfolio in compliance with statutory legislation, safety, best practice, and professional principles.

Job Skills, Experience and Qualifications

Essential

· Educated to degree level or equivalent
· Significant experience of working in a retail and customer service environment
· Knowledge of retail operations, merchandising and store development
· Strong interpersonal skills
· Good negotiation skills
· Positive and proactive team player
· Self motivated
· Can do attitude
